Without a doubt, this is the most common question we get. “What is this going to cost?” The answer to the question is of course, it depends. It depends on the scope of the project that the client designs, the finishes they select, and the starting condition of the home. If things like plumbing and electrical need to be updated or brought up to code, which is likely unless the house is almost new, this will add significant cost to the project. The truth about cost is that most builders have roughly the same base of subcontractors to choose from, and likely buy their building materials from the same three or four places. There may be small discounts they can get from suppliers or subcontractors here and there, but the only true way to change the cost of a project in a meaningful way (more than 10%), is to add or remove scope from the project. That being said, we hope this blog can provide some basic guidance on what you may expect to spend on four of the most common home remodel projects. 

Bath Remodel – Midrange: $23,835. Think of this as the base-level bathroom refresh. This includes updating all fixtures and surfaces but not moving any walls or plumbing locations. A new tub with ceramic tile surround would be installed, a new toilet and new vanity and countertop.

Bath Remodel – Upscale: $74,794. This is the estimate to expand a 35 square foot bathroom to 100 sf within the existing house footprint. This includes relocating all plumbing fixtures, adding a frameless glass shower, freestanding soaking tub and two sink vanity. All fixtures would be replaced and new floor and shower wall tile would be installed.

Major Kitchen Remodel – Midrange: $79,280. This project allows for a kitchen renovation within the existing footprint, estimated at 200 sf. No plumbing is relocated but a 3×5 foot island is added. Cabinets are replaced with semi-custom cabinetry and a mid-range countertop material is installed. New appliances including a new vent hood are installed. 

Major Kitchen Remodel – Upscale: $154,506. This is the scope of the average kitchen remodel in the areas where we commonly work. It is also 200 square feet of kitchen space and includes everything from the midrange kitchen but includes high end cabinetry, appliances, countertops and fixtures. Keep in mind, this is the cost to remodel within your existing kitchen footprint. If walls, plumbing and other major components are moved then the cost will increase accordingly.
